The market around Coogee is gaining ground in the lead up to spring as buyers and investors look to secure a piece of beachside real estate, according to Laing + Simmons Coogee / Clovelly Principal Costa Charalambous.

The market around Coogee is gaining ground in the lead up to spring as buyers and investors look to secure a piece of beachside real estate, according to Laing+Simmons Coogee/Clovelly Principal Costa Charalambous.

 

Costa says buyers are keen to snap up property before summer and the result is a hot market where properties sell prior to auction and often with no formal marketing campaign.

 

“Coogee and surrounding suburbs are always popular, and the market is following its usual pattern where demand increases significantly in line with the warmer weather,” says Costa.

 

“People are incredibly confident about the strength of the market in Coogee. As a result properties are selling prior to, or within days of, going to market.” 

 

Costa says he sold a two bedroom apartment at Bona Vista Ave Maroubra with no marketing. The property was sold to a longterm client.

 

In Clovelly, Laing+Simmons Coogee/Clovelly sold a one bedroom apartment in a Keith Street building, also with no marketing. Three more apartments within were sold within two weeks of going to market. Costa is currently listing the fifth and final unit in the block and anticipates another strong sale.

 

“The market for units in Coogee/Clovelly is always hot, but activity has blown out as the weather gets warmer and people start to seriously look for property. Everyone from first homebuyers and investors to upgraders is looking to jump into the market before competition gets even stronger,” says Costa.

 

For those looking to secure their own piece of the eastern beaches in time for summer, Costa and his team are marketing a range of properties in the local area. Highlight listings include a three bedroom apartment at 1/24 Allison Road Randwick that goes to auction this Saturday with a priceguide in the high $700,000s.

 

Over the bridge, Costa is managing the sale of a two bedroom townhouse at 4/77 Hayberry Street Crows Nest. Situated in a complex of three, the property is attracting strong interest and full open homes. The property will go to auction on Saturday September 4 with a priceguide in the mid $800,000s.
